What the estimate covers
The headline range covers the structure and deck, staircase, and edge protection — and fire protection where the use requires it. The cost per m² is higher for small floors, because the fixed costs are spread over less area, and falls as the floor gets bigger.
The big variables are fire protection and a platform lift. Fire protection (roughly £40–£75/m²) is needed for occupied floors and larger storage floors; a Part M platform lift can run £8,000–£20,000. Both depend on use and layout, so they are kept separate rather than hidden in the headline number.
Budget separately for electrics and lighting, the Building Control fee, and a possible second staircase. Whatever the estimate, get a firm written quote before committing — and use the fire, staircase and planning checkers to confirm what your project actually needs.
