Why add an industrial mezzanine
Manufacturing and industrial units usually have generous height, and a mezzanine turns that volume into usable working space — an assembly or production area, a process platform, a parts store feeding the line, or a level for ancillary plant. It keeps the operation in one building and avoids the cost and downtime of extending or relocating.
Industrial mezzanines are free-standing steel structures on their own columns, designed around the machinery and flow below. The difference from a storage or office floor is what the structure has to carry and the services it has to support: this is a working floor, and it is engineered to the job rather than to a standard spec.
Loading, plant and point loads
Loading is the defining issue for an industrial floor. Storage and office mezzanines are designed mainly for distributed load spread evenly across the deck, but machinery applies point loads — concentrated weight on small footprints, sometimes with vibration or dynamic forces on top. A floor that is fine for pallets can be wrong for a press or a CNC machine.
The way to get this right is to give the designer a full equipment schedule up front — the weight, footprint and position of each item, and any vibration or impact it produces. From that the design can carry the loads properly: heavier beams, closer column spacing, local strengthening directly beneath heavy machines, and a deck chosen to suit. It is far cheaper to design for the plant from the start than to strengthen a floor afterwards.
Getting the machinery up there is part of the plan too. Heavy plant may need a goods lift, a removable deck section or craneage during install, and that is easiest to allow for at the design stage rather than once the floor is built.
What an industrial mezzanine costs
The structure is priced like any mezzanine — broadly £90 to £150 per m² for the steel and deck on typical jobs — but industrial floors often sit at the higher end. Heavier loading means more steel and closer columns, an upgraded steel or mesh deck adds roughly £20 to £50 per m², fire protection applies to an occupied floor (£40 to £75 per m²), and the services add cost on top.

Building Regulations
An industrial mezzanine always needs Building Regulations approval, covering the structure, fire safety, the staircase and guarding, access, and the services on the floor.
Fire protection applies because a manufacturing or assembly floor is permanently occupied — the size-based exemptions for storage do not apply, so 60-minute protection is required whatever the area, with any process risks considered in the wider fire strategy. Staircases, guarding and access follow Approved Documents K and M. A general-access stair has a maximum 170mm rise, a minimum 250mm going and up to 12 risers per flight, with guarding of at least 900mm alongside the flight and 1,100mm at open edges — the staircase and guarding checker tests your dimensions. As a workplace floor, step-free access under Part M can apply depending on the use, and pallet gates or similar are needed wherever goods or parts are lifted up to the floor.
Planning permission
For an industrial or manufacturing unit, planning permission is usually not required. The work is internal, and under section 55 of the Town and Country Planning Act 1990 internal works are not development. The 200m² rule that can trigger permission applies to buildings used for the retail sale of goods, so it does not apply to industrial use whatever the floor area.

A working floor needs its services designed in, not added later. Industrial mezzanines commonly carry three-phase power, local exhaust ventilation or extraction, compressed air and data, all routed to suit the machinery layout. The deck is chosen with the loading: chipboard for lighter, dry assembly, or a steel or open-mesh deck where there are heavy point loads, wet processes, swarf or a need to drain or pass light and air.
The build itself follows the same sequence as any mezzanine — survey and design, structural calculations, Building Control approval, then steel fabricated off site and bolted together in place, usually without welding or wet trades. With an industrial floor the design stage carries more weight, because the loading, services and machinery access all have to be resolved before fabrication. Get that right and the install is quick; leave it vague and the changes are expensive.
